Late Rent Policy Rent is due by 1st and our general office policy is to file for non-payment of rent if rent is not received by 5th. As an alternative, tenants can send in half of amount due by 5th and remaining half by 20th to avoid those additional court fees. Below is our general late rent policy: 1. Rent is due by 1st of month. It is tenant’s responsibility to send rent on time. Landlord sends rent due reminders as a courtesy and for transparency. 2. If tenant has past dues, payments are applied to past due amount first then towards current dues. 3. If rent is not received by 5th, Landlord may file with MDJ court for pending dues. 4. If tenant sends half of amount due by 5th of month and remaining half by 20th of month, Landlord would not file with MDJ court. If remaining half is not received by 20th, Landlord may file with MDJ. 5. If Tenant has been late multiple times prior, payments need to be made using Money Order. 6. Tenant will be assessed late fees as per lease agreement. Paying half on 5th and remaining on 20th avoids filing with court and additional court costs, it does not waive any late fees. 7. Landlord tries to work with their tenants and may provide additional time on a case-by-case basis, if tenants reach out to Landlord, has a genuine situation and has not been late multiple times prior. Lease Termination Information Per lease terms, for month-to-month lease termination requires at least 30 days’ notice and lease ends the last day of the following month. For example, for notice given on any day in March, the lease would end the last day of following month, which would be April 30th. Additional note: Tenant needs to have utilities on until the last day of lease. Appliances Repair & Maintenance Generally rental would have a fridge & stove. For normal use breakdown, landlord will help with repair of fridge & stove. Any other appliances listed in lease are for tenant to use, and are tenant responsible to maintain/repair them. If they break down tenant can purchase their own appliance which they can take with them at end of tenancy. If rental has an HVAC unit, tenant should change filter every 3 months.
