My name is Lexi Ka lish and for the past year I have lived on Fairmont Lane, just off Oakside Drive, in Edgestone, which is a townhome community within the Artisan Lakes community being developed by Taylor Morrison . When I came to purchase my town home here in Edgestone at Artisan Lakes, I was never told by the Taylor Morrison salesperson that one day 1 of my future ne ighbors would be a 350 room large-scale hotel which would tower above the town homes in this community, in conjunction w i th a commercial warehouse facil i ty Incidentally, the size of the proposed hotel is 2-3 times larger and out of scale than any of th e other hotels currently in operation along the l-75 corridor between Sarasota and Tampa . Referencing the attached list of hotels (pages 1 & 2), there are a few hotels in comparable size further North, in Tampa and Brando n. Each of these larger hotels include convention centers, entertainment venues, and a casino . However, sta nd ard overnight stay hotels are way sma ll er in size compared to the proposed hotel to be constructed in our backyard. The proposed hotel and warehouse facility will sit on Parcel H (page 3) which is located on Gillet Rd. shortly behind our community and along the entrance into our commun ity . (Page 4) Due to its close pro ximity to Edgestone, and with Manatee County to soon close off the left turn from G il let Rd. onto the eastbound Moccasin Wallow Rd, we fear that many cars will dr ive through our community to access Artisan Lakes Parkway to get to eastbound turning points on Moccasi n Wallow Rd. They will do this by traversing Oakside Drive through the Edgestone community. Daily access to our residential streets from vehicles going to and from the proposed hotel and storage facility, together with the estimated 550 vehicles from the RCPA apartment complex approved by this Board in May, is a major concern to Edgestone residents . This traffic will likely pour through our community which is 1-lane each way w i th some designated on-street parking areas along Oakside Dr. Obviously, this poses safety and security iss ues to residents young and old who are living alone, such as myself, along with families who have young children and pets out at play. Our streets w i ll then resemble those of an urban center; exactly what we all moved to Artisan Lakes to avoid. Parking is a scarce commodity in Edgestone with residents having more vehicles than Taylor Morrison allocated parking spaces for in the design of the homes forcing them to park in the street. It would become more of a nightmare should any guests of the hotel or of the RCPA apartments seek to park in our neighborhood as well, due to their own need for overflow parking space . Taylor Mor rison has proposed an estimated 241 cars for this 350 room monstrous hotel with no indication of how much parking will be provided . There is also no clear designation of parking for staff, deliveries and services for the hotel and storage fac ilit y should it be approved. In short, many residents feel the value of their homes, traffic, safety and lifestyle will be compromised by the building of this monstrous out - of -scale hotel together with the proposed storage faci li ty. Consequently, additional zoning request changes by Taylor Morrison include some larger scale projects that do not particularly serve our community. Traffic and road issues that affect Esplanade's access to Artisan Lakes Parkway onto Moccasin Wallow Rd. include the great and grand mess-up that will be at the intersection at Moccasin Wallow Road and Gateway Boulevard (See Map 1 ). Across from the Artisan Lakes development intersection of Moccasin Wallow Rd. and Gateway Blvd., is 49th Ave . the entrance to another development, The Woods of Moccasin Wallow. The Woods of Moccasin Wallow sits in front of a shopping plaza adjacent to apartment buildings currently under construction . Presently occupied are a mini warehouse and a charter school both utilizing this intersection. All of these entities will use the traffic light at the intersection of Moccasin Wallow Rd and Gateway Blvd. in conjunction with vehicles from the Artisan Lakes communities including the apartments on Parcel H to access 1-75 and the Publix shopping center. Approximately 1 ½ miles east of the Gateway Blvd. intersection (See Map 2), an Emergency Management Station will be built on Route 41. EMS trucks driving down a two-lane Moccasin Wallow Rd., will be met by vehicles having nowhere to pull over to get out of the way. Presently, we anticipate an increase of nearly 1,000 vehicles per day on Gillet Rd. (See Map 3 ), which is 22-foot-wide with two 90 degree turns. As designed by the Department of Public Works, vehicles will no longer be allowed to make a left turn onto Moccasin Wallow Rd. and drivers will be forced up to the Gateway Blvd. intersection to make a U-turn, leading to big city type backups. Our concern is that the Traffic Modeling/Analysis for Moccasin Wallow Rd which was performed by Manatee County in 2018 to determine the traffic volumes projected for planning year 2040, does not consider all of the additional community developments recently approved by the Planning Board. We do not believe that study considered the cessation of the ability for traffic to make a left turn onto eastbound Moccasin Wallow Rd. , along with the apartment complex with its additional traffic impact together with other apartments under construction and/or planned for Moccasin Wallow Rd. near this intersection. We believe that Taylor Morrisons' application should be suspended until a new traffic study has been completed and reviewed by your staff. In this regard, as Taylor Morrison is the sole beneficiary of this development.Taylor Morrison should be required to reimburse Manatee County for the entire cost of this updated traffic study as a condition of any approval.
