Late Ren t Policy Rent is due by 1st and our general office policy is to file fo r non - payment of rent if r ent is n ot rece ived by 5 th. As an alte rnative, tenants can send in half o f amoun t due by 5 t h and remaining half by 2 0 th to a void th ose a dditional co urt fee s. Below i s our general late rent polic y : 1. Rent is due by 1st of month. It i s tenant’s responsibilit y to sen d rent on time. Landlord sends r ent due reminders as a courtesy an d for tr anspare ncy. 2. If tenant ha s p ast due s, payment s are a pplie d to past du e amoun t first th en towards current dues. 3. If r ent is not received by 5 th, Landlord ma y file with MDJ court for pen di ng d ues. 4. If tenant sends an y past due amount in FULL and half of current months’ rent by 5 th of month an d remainin g hal f by 2 0 th of mont h, Landlord would not file wi th MD J court. If remaining half i s not re ceived by 2 0 th , Landlord may f il e w ith MDJ. 5. I f Ten an t h as be en la te multiple times prior, p ayments need to b e made using Money Order 6. Ten ant w ill be ass essed late fees as per lease ag reement . P aying half o n 5 th and remaining on 20 th avoids filing with court and additional court costs , it does not wa ive any late fees 7. Landlord tr ies to wor k with their tenant s and may pro vide ad ditional time on a case - by - case b asis, if tenants reach out t o Landlord , has a genuine situ ation and has no t been late mul tiple times pri or. Lea se Termination Information Per lease terms, for month - to - mo nth lease termination re quires at least 45 day s ’ notice L ease would always end the last day of the mont h. For example, for notice is given b y 1 6 th April, t he lease term will be until May 31 st If noti ce is give n after 1 6 th April, lease ter m will be e nd of 30 th June. Additional note : Tenant needs to have ut ilitie s on until the last day of lease. Appli ances Repair & Maintenance Generally ren tal would have a fridge & stove. For normal use breakdown, landlord will help with repair of fr idge & stove. Any other appli ances listed in leas e are for tenant to use , and are tenant responsib le to maintain /repair t hem. If they break down tenant can purc hase their own appliance which they can take with them at e nd of tenancy If rental has an HVAC unit , tenant should change filter e very 3 month s.
