The Carlyle Group purchased the 40,000-square-foot structure Friday from Sand Hill Property Company for $52.75 million, according to documents filed with the Santa Clara County Clerk- Recorder's Office. The property, located at 15400 Los Gatos Blvd., sits on a more than two-acre lot. Neither Carlyle nor Sand Hill responded to a request for comment. Carlyle made the purchase through an affiliate, CPI AHP Los Gatos Mob Owner LLC, according to the documents filed with the county. It bought the property from Sand Hill's holding company, Los Altos Office Associates, according to those documents. The building, constructed in 2015, is home to an urgent care facility run by Sutter Health and a pediatric medical office run by the Palo Alto Medical Foundation, a Sutter Health affiliate. Truist Bank, a North Carolina-based bank holding company, loaned Carlyle $183.7 million in part for the purchase, according to the county documents. It's unclear how Carlyle planned to use the $131 million remaining loan balance after purchasing the Los Gatos building.
